A comprehensive audit and update of zoning and subdivision regulations to support housing goals, environmental protections, and state law compliance.

Weston & Sampson assisted the Town of Tiverton, Rhode Island with a comprehensive update to its zoning ordinance and land development and subdivision regulations.

Funded through municipal appropriations and RIHousing’s technical assistance program, this multi-phase effort supports compliance with recent enabling legislation while advancing housing goals and environmental protections outlined in the town’s Comprehensive Plan.

We began with a complete audit of existing regulations to identify inconsistencies with state law, outdated provisions, and barriers to housing development. We developed annotated outlines and detailed recommendations for both zoning and subdivision changes, aligning regulatory tools with the town’s infrastructure and policy priorities. Subsequent work included drafting specific, objective criteria for special use permits, development of a nitrogen management overlay concept, and zoning language to allow more diverse housing options.

This process has involved public participation and close coordination with the Planning Board and Zoning Revision Committee, with the aim of producing clear, effective, and legally compliant regulations that reflect Tiverton’s vision for future development.
